These are our general conditions applicable to all reservations. However, if there are any exceptions, it will be indicated on the apartment form. The booking conditions depend on the rate selected in the booking process. These conditions will govern the relationship between Suites Garden, owner of this website and provider of the services offered in it, and the people who hire them (hereinafter, the CUSTOMER).

 

1) Conditions of use of the website

The user accepts the terms by accessing and using the website. If you do NOT agree to these terms, please refrain from using and accessing our site.

SUITESGARDEN.COM reserves the right to modify the terms at any time, and they will come into force immediately after their publication.

Our website may contain links to other websites of partner companies, which may have their own terms of use.

SUITESGARDEN.COM is not responsible for the contents of the linked websites.

The entire content of SUITESGARDEN.COM (images, texts, animations, logos, etc.) is protected by copyright. Trademarks, as well as other intellectual property rights, collaborating companies or third party content providers who, where appropriate, have licensed such content, so they are owned by SUITESGARDEN.COM. In this regard, the content of this website may only be used for personal, non-commercial purposes.

It is forbidden to copy, reproduce, distribute and/or exploit the content or information for commercial use without the express written consent of SUITESGARDEN.COM. To request such consent, you should contact the administration department in the “contact” section.

There are no express or implied warranties with respect to the content of this website. The content of the website is provided “as is”.

 

2) Collections and Payments. Conditions

Balance to be collected. The amount to be paid by the client, i.e. the remaining amount between the amount paid at the time of booking and the total amount, may be charged for the accommodation thirty days prior to arrival at the accommodation.

Reimbursable deposit. To cover any damage to the apartment, the establishment may request the payment of a deposit by credit card or cash upon arrival of the client, the amount of which, if requested, is 100 €, although in some of the accommodations may be increased.

This amount will be refunded at the end of your stay, provided all the conditions are met. It must be made by credit card or cash, at the Customer’s discretion. If it is made in cash, the return will be made in the same way.

The deposit will be withheld, in whole or in part, if damage to the apartment is found to have been caused by the client during his stay. A surcharge of €20 will also be applied when the apartment is not returned in a clean and tidy condition (e.g. displaced furniture, dirty kitchen, garbage accumulation).

 

3) What does it include?

The amount of the reservation includes the Igic (7%), as well as the weekly cleaning when the stays are longer than 7 days, also including water, energy and telecommunications supplies.

However, this is not included:

  • The additional services that the client can hire and not included in the reservation, as well as the final cleaning supplement.
  • Entrance to the apartment before the usual time (15.00 h) and departure after the deadline (11.00 h), unless accommodation is available and prior request.

 

4) Cleanliness and number of guests

The price of the reservation includes a free weekly cleaning service for stays longer than 7 days. If the client’s stay is longer than one week, there will be a general cleaning with a change of sheets and towels at no additional cost. The client can also request towels and bedding, as many times as needed and free of charge. Despite the existence of this service, the client is responsible for cleaning the apartment, removing the waste generated and returning it in reasonable conditions of cleanliness and order, which does not cover the final cleaning supplement that at the time of booking the client is aware of

Number of guests: The basic rate per night is for two people. It is forbidden to stay in the contracted apartment for more than the number of guests declared in the reservation (except children under 2 years of age), except with the express authorization of Suites Garden and prior payment of the increase in price.

 

5) Cancellation and modification of reservations

The customer is subject to the following cancellation conditions:

  • More than 90 days: fifty percent of the total stay.
  • More than 30 days: seventy-five percent of the total stay
  • Less than 30 days: Total stay

Unforeseen circumstances. In case of force majeure or unforeseen circumstances (such as unplanned renovations to the building, flooding, etc.) Suites Garden may assign the client a different apartment from the one booked, provided it has similar characteristics. If you do not agree with the apartment assigned, you may cancel your reservation and obtain a refund of the amount you have paid, except for the rental period you have already enjoyed. Similarly, if the period of stay has not yet begun, the client will receive the totality of the amounts he or she would have delivered, without Suites Garden assuming any financial responsibility for damages or any other kind of damage.

6) Liability

Use of the apartment. By making a reservation on this website, the client and his/her companions agree to make an appropriate use of the rented apartment, in any case exempting Suites Garden from any liability for any damage that may be caused by this use.

Valuables. Suites Garden is not responsible for valuables that the client brings and/or deposits in the apartment. All apartments have a safe deposit box.

Damage caused. The customer shall be liable for any damage caused to the floor, except for normal wear and tear caused by the daily use of the floor. In the event of losing the keys handed to you, you must pay the costs of making copies and/or changing the lock.

 

7) Other conditions

Pets. The presence of pets is allowed, provided that it has been authorized and prior communication has been made informing of the weight and breed of the pet. If the information provided does not correspond to reality, the pet may be refused entry even if it is included in the reservation, even if it is paid for. In this case, the amount corresponding to the pet would be refunded and in the event that the client decides not to stay, he would lose fifty percent of the total amount of the stay.

No smoking allowed. Smoking is not allowed in the apartments, except on balconies, terraces, patios and gardens. In the event of failure to comply with this rule, a fine of up to EUR 200 shall be imposed to cover the costs of cleaning, purification and appropriate odorisation of the accommodation, furniture and other items affected, such as upholstery, curtains, linen and bedspreads.

“Rules specific to each apartment. The house rules are given out on arrival and establish guidelines related to aspects of the ordinary running of the apartment (e.g. keeping quiet at certain times, garbage disposal, etc.). It is clear that these rules must be respected, which are often common sense and facilitate coexistence with other neighbours. It is important to respect the rest of the neighbors for what we ask our guests not to make noisy activities, especially between 22:00 and 8:00 h. It is also important to avoid all actions that could disturb the neighbors, loud TV volume, loud music, noise, etc. The parties and the entrance of people not staying in the house are forbidden to respect the rest of the neighbors. It is essential to make good use of the common areas or common elements of the building where the accommodation is located, as well as to behave civically both in the accommodation and in the common areas as well as in the building in which it is integrated”

Non-compliance. Serious and/or repeated breach by the client of the above conditions will give Suites Garden the right to demand the immediate abandonment of the apartment, without any compensation.

Acceptance. Booking an apartment with Suites Garden implies the acceptance of these general conditions, as well as the jurisdiction and competence of the courts of Las Palmas de Gran Canaria.

Video surveillance cameras. In order to raise the level of security, video surveillance cameras are located both in the building from the entrance and in the common areas, with the mandatory identifiers to warn of the existence of the same and that in no way affect the privacy of the accommodation, from the entrance door to it

Personal information. In compliance with article 5, section 1.a), of Organic Law 15/1999, on the Protection of Personal Data, we inform the client that the personal data provided to us will be included in a file duly registered in the Register established for this purpose by the Data Protection Agency, and will be used for the efficient provision of the services contracted. Only those employees and suppliers who need to know such data in order to provide these services will have access to them. In any case, the customer may exercise his rights of access, opposition, rectification and cancellation provided for in the aforementioned Law.

Arrival. The entrance to our apartments is from 15.00 h. onwards. If you wish to enter the apartment before the scheduled time, please let us know so that we can arrange an early check-in if possible.

Exit. The apartments must be vacated for cleaning by 11.00 a.m. at the latest. If you wish to leave the apartment between 11.00 and 18.00, please let us know so that we can arrange it, if possible.

Free transport

Clients who make a direct reservation through our website and for a minimum stay of seven nights will have a free shuttle service from the airport to the Suites Garden accommodation. The transfer will take place in the environment chosen by the company, which may vary according to availability. This promotion is limited to reservations made directly with Suites Garden and made either via web, phone or email.
